What to know before you buy
How buying with a Local Living agent works
- Meet your local agent.
In person or by video, an agent on our team goes over what you want, your budget and your timeline—not a generic checklist.
- Get pre-approved.
Your agent connects you with a trusted lender, so you're ready to make a strong offer when the right home shows up.
- Get a search built for you.
Your agent sets up a custom search around your wishlist, with instant alerts, and schedules private showings of the homes you like.
- Offer, inspection and keys.
Your agent negotiates the price and terms, coordinates the inspection and appraisal, and walks you through closing day.
A local agent on your side
You're not handed off to a portal or a bot and left alone. Local Living is a New Smyrna Beach brokerage with a local team of agents who know Volusia and Flagler—beachside, mainland, canals and condos. Whether you already live here or you're buying from out of town, your agent builds the search, walks homes with you (in person or by video), and stays through the offer and closing.

This doesn't have to feel lonely
Buying a home in Palm Coast can feel like a thousand tabs at midnight, hoping you didn't miss the one that mattered, and that nobody else is really in it with you.
You want the moment the search goes quiet. Walking into a place that feels like yours, with someone who stayed for the hard parts.
That's why people leave our agents five stars. Someone did a video walkthrough when they lived hundreds of miles away, and still showed up for every inspection. Someone stayed with a buyer relocating from another state until the house felt like home. Someone knew the streets well enough to find the right place and fight for the price.
A Local Living agent on our New Smyrna Beach team will do that with you. Build the search together. Tour in person or by video. Stay through the offer until you have the keys.
Tell us what you're looking for. No obligation. Just a hand when you want one.

On Google, buyers keep saying the same things about our agents. Here are three.
"We live 400 miles away, Elizabeth did a video walk through, we put in an offer without physically [seeing] the home. She arranged every inspection and appraisal and even went to them since we couldn't be there."
"I'm relocating to Florida from Wisconsin. Courtney Pupa worked with me while still in WI and continued when I came to the Port Orange area. We toured several options and found my new home for this new chapter."
"Jamie is the Best… She knew the area and the market. She found us the perfect home and negotiated a great price."
Questions buyers ask us
Can't I just search on Zillow?
You can, and you'll see most of the same homes. A local agent on our team adds what a portal can't: knowing the neighborhoods, setting up private showings, and negotiating the price and terms for you.
Is this automated, or do I get a real agent?
You get a Local Living agent. The form tells your agent what you're looking for so the first conversation starts with your wishlist—not a cold call. Alerts are tools your agent sets up for you; they don't replace the person helping you buy.
Do I pay you to help me buy?
In most cases, the seller offers to pay the buyer's agent. Under the new industry rules, how your agent is paid is discussed upfront and written into a Buyer Broker Agreement, so there are no surprises.
What is a Buyer Broker Agreement?
It's the document that confirms we represent you, not the seller. It's now required before we can show you homes.
How long does it take to buy?
On average, 30 to 45 days from contract to closing. Your financing and the seller's timeline can move it.
Will I know if a home has flooded?
Florida sellers must give you a flood disclosure at or before signing the contract. It says whether they filed flood insurance claims, received aid for flood damage, or know of flood damage while they owned the home. We go over it with you.
Can I buy and sell at the same time?
Yes. It's common, and we help time both contracts.
